Operations Manager – Real Estate Portfolio
Location: Charlottesville, VA strongly preferred (Remote possible for the right candidate)Company: Tracy Family InvestmentsWe’re looking for a driven, detail-oriented Operations Manager to oversee the day-to-day operations of our growing real estate portfolio of 40+ properties, including long-term rentals, short-term rentals and student housing. If you’re the kind of person who can juggle multiple tasks, projects, coordinate teams, and keep properties running smoothly without excuses—this role is built for you.What You’ll Be DoingDaily Operations & Coordination• Managing maintenance requests and coordinating repairs both routine and on the fly• Overseeing turnovers, cleaning teams, inspections, vendor management• Ensuring units are tenant-ready and guest-ready at all times• Handling tenant, guest and vendor communication when neededProperty & Portfolio Management• Running operations for long term rentals, Airbnbs/STRs and student housing• Tracking KPIs, performance, and occupancy• Managing small renovations, upgrades, and CapEx projects• Keeping property records, schedules, and documentation organizedExecution & Leadership• Owning tasks from start to finish• Help with Implementing and improving systems, SOPs, and checklists• Solving problems quickly and independently• Supporting ownership with operational efficiency, advisement and portfolio growthExperience NeededRequired:• Solid property management experience (non-negotiable)• Hands-on experience with short term rental operations• Experience with student housing• Strong vendor/maintenance coordination abilities• Ability to manage multiple properties and priorities at oncePreferred (not required):• Asset management experience• Construction or project management experience• Familiarity with Yardi, bolthires, bolthires Workspace, etc.CompensationWe believe in paying very competitively for the right person. Compensation will depend on:• Skill level• Experience• Ability to execute at a high level with minimal oversightTop performers will be compensated accordingly.
