As a Facility Asset Manager, you will play a critical role in providing oversight for asset and service management, maintenance, and life cycle replacement guidance that meet industry benchmarks and trends. Your expertise will be instrumental in controlling maintenance spending at our retail stores and reducing the total cost of ownership for all retail facilities assets.Job SummaryThe primary purpose of this role is to provide strategic leadership and oversight for asset and service management, ensuring that our retail facilities are well-maintained, efficient, and aligned with industry best practices. You will be responsible for managing a team of Facility Asset Analysts, collaborating with cross-functional teams, and developing and implementing asset management plans that drive results and increase the company's return on invested capital (ROIC). Key Responsibilities• Provide daily oversight and management of 2-3 Facility Asset Analysts to drive results execution against planned corporate targets and departmental goals.• Support and be accountable to the Divisional Facilities Director and the Director of Facility Asset Program Management, as well as collaborate with and support the Retail Facility Manager. • Develop and implement total lifecycle asset management plans for retail facilities programs, including managing asset maintenance and end-of-life cycle replacement oversight for over $200 million in annual spend across 20 asset categories. • Analyze facility improvement maintenance plans and spend using various data sources, including store operations requests, industry peers, facility health assessments, and vendor input, to demonstrate the greatest increase in company ROIC.• Conduct thorough reviews of facilities management issues to develop a clear understanding of the associated problems and determine the best course of action for resolution, providing recommendations for future statement of work (SOW) enhancements. • Perform root cause analysis to determine trends against enterprise benchmarks and best-managed practices, developing strategic planning initiatives for asset improvement and longevity. • Analyze vendor performance against contractual stipulations and key performance indicators (KPIs), corresponding with vendors regularly to evaluate performance and providing contractual corrective action as needed.• Coordinate with vendors and store operations to ensure timely completion of repair activities, developing and providing annual expense and capital budgets for asset and service management. • Develop SOWs for asset and service management, partnering with the Enterprise Services and Solutions (ESS) team to ensure enterprise alignment with other business units, and initiating and facilitating the request for information (RFI) and request for proposal (RFP) processes. • Audit and submit monthly invoice payments for asset and service providers, executing buying responsibilities associated with spend management and providing spend variance explanations to finance as required.Required QualificationsTo be successful in this role, you will need:• An Associate's Degree in a related field, such as construction, facilities management, or business administration, and at least 7 years of experience in construction, big box retail, asset maintenance analysis, or computerized maintenance management systems (CMMS). • Strong analytical, problem-solving, and communication skills, with the ability to communicate effectively with all levels of the organization, including senior leaders.• Proficiency in MS Office, including Word, Excel, Access, PowerPoint, and PowerBI. Preferred QualificationsWhile not required, the following qualifications are preferred:• A Bachelor's Degree in Facilities Management, Property Management, Construction Management, or Business Administration. • A general understanding of accounting principles, accounting, inventory, and asset management policies and practices. • A general understanding of retail and/or Lowe's store operations. • Strong verbal, written, presentation, and interpersonal skills, with the ability to communicate effectively with all levels of the organization.• Strong organizational and time management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
