We are seeking an experienced Market Research Analyst to conduct a comprehensive market analysis and feasibility study for the conversion of a former healthcare facility into a multifamily senior housing development in Kansas. This analysis will guide investment decisions, financial modeling, and project viability assessments. ResponsibilitiesConduct a detailed market demand analysis for independent living, assisted living, and other senior housing segments across rural and semi-urban Kansas. Analyze demographic and socioeconomic trends, including aging population projections, income levels, health indicators, migration patterns, and senior spending patterns in Kansas.Perform competitor analysis, including occupancy trends, rental rates, waitlists, and service offerings of existing senior housing properties in the mid-west. Evaluate market gaps and determine absorption rates, capture rates, and projected stabilization timelines. Benchmark the project against comparable senior living developments regionally and nationally. Provide actionable recommendations on unit mix, pricing strategy, amenities, and service levels. Prepare a professional, investment-grade market feasibility report suitable for a family investor.Required QualificationsBachelor’s or Master’s degree in Economics, Market Research, Urban Planning, Real Estate, Finance, or a related field. 5+ years of experience conducting market studies for senior housing, healthcare facilities, or multifamily real estate. Proven experience delivering feasibility studies for investment firms, developers, or real estate funds. Strong background in quantitative and qualitative market research, including statistical forecasting and demographic modeling. Familiarity with Kansas demographics, regional housing dynamics, and rural housing trends is highly preferred.Excellent written communication skills with a portfolio of past market studies (samples may be requested). Ability to produce investor-ready reports with clear insights, graphics, and financial implications. Preferred ExperienceExperience with HUD Section 202, USDA Rural Development programs, and state-level senior housing financing tools. Knowledge of senior living operations, including staffing, service models, and care levels.
